This is my 2nd time working with Rebecca and she never failed to impress me. Aside from being experienced in her field, she’s also very professional. And with my latest purchase, my offer was accepted despite having 8 offers and 3 of them are higher than mine. Our offer was accepted because of how professional Rebecca dealt with the listing agent. It’s worthy to point out that the price she negotiated for me is the comparable lowest for the available properties on the market! The appraisal report indicated that the property is 2% higher in value than my purchase price, and 3% cheaper than the sold price of another unit in the same condominium complex. Rebecca is an extraordinary agent; THE BEST ONE we have worked for so far. We would like to reflect on 3 key aspects that we saw for fact that she brought to us.

1. Rebecca’s customer interest-focusing philosophy and attitude warrant her seeking the best interest for us: Rebecca is very savvy and fast in understanding what we wanted: a transfer from a condo to a single family, which is, for a better quality of life during the limited life journey of us with our young kids. She is very observative during our discussion process, and knew how to balance the decision-making discussion with her factual insights about the potential properties, and know when and how deep her opinion should voice that will not only help us to get the best deal, but also have a balanced input from both husband and wife.  

Another example: after we had agreed on the best property to put our offer, Rebecca mentioned the strategies and risks of cutting the sales price. I as husband was pessimistic and expressed that I do not have expectation for price cut, though my wife did have her expectation.

Rebecca set her goal beyond our expectations. She treated our purchase just as she herself being wise to purchase a house of her own. We accepted her strategy, and she eventually did fulfill the big price cut she expected. She is an extremely experienced coach that knows what to ask and when to ask, and most of her judgment of each step and situation proves to be accurate.

Also, Rebecca worked on our best interest by providing us with options of top-rated inspector, mortgage companies, and law officer, as stated in detailed numbers below. 

2. Rebecca’s capability is demonstrated by over-achieving customers’ expectations:

After negotiation had begun, the listing agent sensed the strength of Rebecca, so she asked a super experienced agent to work together to deal with Rebecca. To get our best interest, Rebecca was combating with two experienced agents individually have 16+ years of experience dince they were representing the seller's best interst as well. Nevertheless, Rebecca was still able to achieve OUR goal of sale price and major P&S conditions. She helped us to get >7.4% price cut, which is 100K price cut, which saved us huge amount of money. Compared to our previous purchase, we only got <4% price cut, and that was in 2018. It is quite unusual to get such big price cut in Newton market at the time. Also, because of her vast resources, she helped us to connect with a VP of a mortgage bank that got us an incredibly low interest rate of 4.375% 10 yr ARM amid the roaring interest rate during the 2022 Sep to Oct period (average interest 6% to 7%). These numbers made us greatly confident to recommend Rebecca as THE top-ranked agent to our friends.

3. Rebecca is a source of premium resources across the vast areas related to my home and real estate. After we purchased the house, we needed to renovate and do work on the house. Rebecca has been serving as experienced counsel that knows the people in the field, e.g., general contractors, floors, painting, plumbing, etc. She can evaluate the people we pick, because she has been a star veteran in the field. And again, she continued to provide her vetted and proven top contractors that saved our time and money that do splendid work.

Rebecca answered all our questions in a timely manner, she is always able to, and fast in request showing for houses that we are interested in but not able to make it to the open houses.
